All leases are triple net, meaning the lessee pays for all utilities, other terms apply for multi tenant facilities. The Port is required to collect a 12.84% Leasehold Excise Tax levied by the State Department of Revenue on all leases.

    Johns Prairie Industrial park – Large Parcel Land Leases Available

    Nearly 400 acres of prime industrial land is available. The area is located northeast of the city of Shelton and is home to a variety of tenants.

    The industrial tenants make use of the rail spur, onsite storm water, flat buildable sites, and utilities including natural gas and water.
